I suppose it makes sense they don't want people thinking a real earthquake alarm happened during the movie and cause a panic and evacuation.

Aren't cinemas soundproof though, so people wouldn't hear real alarms anyway while watching a movie? I think the screening would be interrupted and people warned by cinema's employees if a real earthquake happened during a movie.

I belive they have the alarm in their phones. Correct me if I'm wrong.

Actually doesn't much matter. I mean, once you've been exposed to PSA's all your life and taken part in drills, etc... You're very likely to react simply out of habit. And in a crowded theater, all it's going to take is a dozen or so people reacting to start a chain reaction among the balance of the crowd.
